SUBJECT: Development in 4100 South Huron
RECOMMENDATION:

KREILING SECONDED: The Planning Commission recommend to City Council that the portion o f
the cul-de-sac be vacated and an extension of South Huron and a cul-de-
sac be dedicated as presented to Planning Commission.
The motion carried with Mr. Kreiling opposing.

final plat of Centennial Industrial Park Subdivision.

CITY OF ENGLEWOOD PLANNING AND ZONING COMMISSION
Minutes of June 7, 1962
Regular Session
The meeting was called to order at 8:05 P.M., Chairman Rice presiding.
Members present: Hill; Kreiling; Love; Miles; Rice
Members absent: Pershing; Romans, Ex-Officio
Other officials present: Recreation Director E.P. Romans
I. APPROVAL OF MINUTES.
Hill moved:
Love seconded: The minutes of May 24, 1962 be approved as amended; amendment to read as
follows:
"The Planning Commission recommend to City Council that the
alley in Block 1, Higgins Englewood Gardens be vacated and
that the utility easements rights be reserved; and that letters
be sent to property owners notifying them of such vacation by
the Planning Director."
The motion carried unanimously.
II. MASTER PLAN PARK SECTION CASE #15-62
Chairman Rice reviewed previous action of the Commission on this portion of the Englewood
Master Plan. A general over-lay plan of existing and proposed park locations has been
approved by the Commission.
Mr. Romans stated he had reviewed the report, and the basic material, taken from a Capital
Improvements study accepted by City Council and a survey by Denver University, is correct ,
but felt the material needed to be rearranged to give more unity of thought.

Mr. Kreiling felt the term "saturation" as used in the report should be more clearly ex-
plained. Mr. Romans stated the term referred to a point beyond which no additional popula-
tion could be accommodated.
Brief discussion followed.
Love moved:
Miles seconded: The Park Development section of the Master Plan be approved, and that
it be revised in minor detail as suggested by the Recreation Director.
It was pointed out to Commission members that the Master Plan may be amended, extended, or
added to at any time.
Upon call of the roll, the vote resulted as follows:
AYES: Hill; Kreiling; Love; Miles; Rice
NAYS: None
ABSENT: Pershing
The motion carried.
III. WALDEN SUBDIVISION
Area at the northwest
corner of the intersection
of South Irving and
Pleasant View Lane.
CASE #3-62C
Mr. Fred Walden stated he would like to get the subdivision of his property through as
quickly as possible. He stated the general street plan would remain the same regardless
of the zoning classification of the area.
It was pointed out that Mr. Walden could begin construction on four sites without subdividing
his property. Mr. Walden replied that they cannot get sewer service from Valley Sanitation
District until the subdivision plat is accepted; therefore, they cannot begin construction.
Mr. Walden further stated he had talked to Mr. H. H. Babcock, Utilities Director, about the
problem and has asked for some estimates for water service, but as yet had receiv e d no
satisfaction.
Mr. Miles suggested to Mr. Walden that he talk this matter over with City Manager Dial.
Mr. Hill suggested 'that Mr. Walden obtaih signatures ·from property owners stating they are
agreed upon one subdivision plat. Mr. Walden stated this has been done; every property
owner, with the exception of the Grange, has signed for the proposed subdivision plat he
had presented to the Commission. Mr. Walden said the Grange would meet the next evening and
would probably sign then.
Mr.Rice pointed out that there has been no formal application made to the Planning Office,
nor has the required subdivision fee been paid. Therefore, the Planning Commission did not
feel that any definite action could be taken.
IV. OLD BUSINESS.
A. Centennial Industrial Park Case #B40-60K
Mr. Rice stated that an additional 20' easement had been given by Mr. Adams for the
Brown Ditch.
V. NEW BUSINESS
A. Proposed Rezoning
Mr. Rice stated the area immediately to the east of Kinneys Shoe Store on East Chenango
has a partial alley easement of 20' existing. The owner had discussed the problem with
the Planning Director and has indicated he would like the alley to be vacated, and he
would rededicate a 20' alley to the east. He further indicated a desire for a C-2 zone
classification. The present zoning is R-1-C.
B. Revised Land Use Map
A revised up-to-date land use map of the C-1 area in Englewood was presented to the
Commission. Among other information, this map has the number of on-street and off-
street parking spaces that are available indicated on it.
C. Master Street Plan Case #16-62
A map of the Master Street Plan was studied by the Commission members. This is to be
incorporated in the Master Plan for Englewood, and shows the streets that the staff
feels should be developed for better access and traffic flow to and through Englewood.
It was again pointed out that the Master Plan is flexible and any part may be changed.

Love seconded: The Street Plan portion of the Master Plan be accepted.
The motion carried unanimously.
Miles moved:
Hill seconded: The meeting be adjourned.
The motion carried unanimously, and the meeting was declared adjourned at 9:35 P.M.
