Mrs. Romans reported on a meeting at the County Planning Commission of fice. A map of
the area was displayed. The Arapahoe County Planning Commission is recommending to the
County Commissioners that the area west of South Pecos remain I-2 in the county; the
southeast corner of Pecos and Tufts be zoned I-1; and that the remainder o f the area be
zoned R-3, (single-family, 12,500 sq. ft. minimum lot area) residential. Mrs. Romans
felt the I-2 zoning would not be compatible immediately next to the proposed R-3 area
unless some restrictions were placed on the . I-2 development, such as screening or set-
back requirements.
The f ollowing letter from the County Planning Director was read to the Commission:

Belleview to Yale that were zoned R-1. The Director further pointed out that most of the
non-conforming uses in this area were R-2. It was the Director's feeling that the T
zone should not be imposed upon the people as . there was considerable objection registered
at the Public Hearing, and that the Commission should possibly consider an R-2 zoning if
the people decide they want to initiate it.
