Application for R-3-B Zoning Case #2-62 A Mr. Anderson has inquired as to the possibility of rezoning the .area from Sherman to Logan between East Jefferson Drive to Kenyon from R-2~B to R-3-B. F. Resolution for Former Planning Commission Members. Mr. Miles moved: Kreiling and Pershing seconded : The following resolution be written in the records and a copy be forwarded to Mr. Kelley and Mr •. Kelley has served as a member of the Englewood Planning and Zoning Commission since January 16, 1958, and Mr. Kelley has served as Chairman of the said Commission since June 23, 1960, therefore, be it That the members of the Englewood Planning and Zoning Commission express their regret at the resignation of Mr. Kelley from the Planning and Zoning Com- mission, and, be it further That the Commission members commend Mr. Kelley for the fine contribution he has made to the citizens of the City of Englewood by this service and, be it further That the Commission members extend their congratulations to Mr. Kelley on his appointment as Municipal Judge and wish him continued success." Arthur Martin has served as a faithful member of theEnglewood Planning and Zoning Commission since January 7, 1960, in addition to his service as a member of the Englewood City Council, therefore be it That Mr. Martin be commended for the service he has given the City of Englewood as a member of the Englewood City Council and the Englewood Planning and Zoning Commission, and congratulate him upon his appointment as a member of the Englewood Zoning Board of Adjustment and Appeals.'' The motion carried unanimously. G. Planning Institute Mrs. Romans read members a memo reminding them of the annual Planning Institute to be held in Boulder on February 15, 16 , and 17. DATE: SUBJECT : RECOMMENDATION: January 17, 1962 Acceptance of Dedication in 4100 Block South Huron The Planning Commission recommend to City Council that the proposed dedication as indicated on the plat be accepted; and that a letter of commitment from Mr. Sullivan concerning the paving and curb and gutter be required. I I I I I I Page 617 Members present: Kreiling , Love, Pershing, Rice Romans, Ex-officio Members absent: Hill, Miles Also Present: Walter R. Wellman Mrs. Romans presented a copy of an annexation map used by Littleton. The area imm e diately south of Belleview and west of Broadway is not included in the proposed annexation to the City of Littleton. There has been an indication that the annexation procedure of Littleton in the attempt to annex the Brookridge Shopping Center and the immediate area, has been in- correct ; some signatures on the petitions are reported to be .six months old, and two petitions are reported to be missing. Mrs. Romans stated that a Mrs. Davis, a Real Estate agent representing a property owner, and a Mr. Lunn, who owns property west of Broadway, south of Belleview, have indicated their interest in annexation to Englewood. Some people who presently reside in the area considered by Littleton ~ also have indicated interest in annexing to Englewood. It was stated that people in this area are served by the South Englewood Sanitation District; get their water from Denver; and are in the Littleton Fire District. It was further stated that there has been no discussion of zoning desired in this area, should it be annexed to Englewood. The area along Broadway has been zoned Commercial by Arapahoe County, and to the east and west there is multi-family zoning. Mr . Rice said he felt the area should come in under the Simultaneous Zoning and Annexation Ordinance; also , thou g h the city cannot stipulate the z9ne classification, that they should give an indication of the zoning felt compatible in that area. Discussion followed. Mr. Wellman gave a brief report on the progress made in the Centennial Acres area on annexation. A meeting has been planned on February 6th, between the City Council, Department Heads, members of the Annexation Committee, and members of the Centennial Acres Civic Association. Discussion ensued. Mr. Love felt it was wise for the Commission to indicate what areas were available for annexation that the City was interested in, and to set forth a definite policy. Four areas presently · available for annexation to Englewood were indicated on the map. One is the Centennial Acres area; another the area to the south of Belleview, both east and west of Broadway; and the other two are industrial areas to the north of Union and west of Santa Fe. Brief discussion followed; it was the feeling of the Commission that the City should become more aggressive in matters of annex~tion. LOVE MOVED : PERSHING SECONDED: .. That, Whereas, there is interest in annexation to the City of Englewood in the area south of Belleview at Broadway ; in the Centennial Acres area; and also two areas of industrial land to the north of Union and west of Santa Fe, and Whereas, the City. of Englewood i& ready and able to serve these areas with water, sewer ~ fire and police protection, and Whereas, possible pro~osed zoning is compatible with the Guide for Growth of the City and in formal discussion with other governmental units as to boundaries in this a~ea is . recognized; and Whereas, it is the Planning and Zoning Commission's thought to complete the Master Plan, and the border areas must be solved prior to the com- pletion thereof, NOW, THEREFORE, BE IT RESOLVED that the Planning and Zoning Commission recommend to the City Council that they act favorably to the petitions of those interested in annexing to the City from the aforementioned areas , and further BE IT RESOLVED that the petitioners give thought to annexing under the regulations of the simultaneous zoning and annexation ordinance. The motion carried unanimously. There was brief discussion on the revision of the Zoning Ordinance. Mrs. Romans stated her hope was to have fewer zone classifications by combining some of the present classifications that have little difference in requirements. She also stated she thought there was need for only one Industrial zone . M-1 ;. and that she ~anted to add an Industrial Park zone classifica- tion. Brief discussion followed. Members present: Hill, Kreiling, Love, Miles, Pershing, Rice Romans, Ex-officio Members absent: None I. APPROVAL OF MINUTES MILES MOVED: • I PERSHING SECONDED: The minutes of January 17, 1962, be approved as received. The motion carried unanimously; LOVE MOVED: MILES SECONDED: The Minutes of February 1, 1962, be approved as received. The motion carried unanimously. II. RARITAN INDUSTRIAL PARK CASE #21-61D A brief summary of this subdivision was presented by Mrs. Romans. The Planning Commission has approved the preliminary plat. She emphasized the fa.ct that the hearing had nothing to do with zoning. A 20 foot alley will be dedicated, and the owners will dedicate 30 feet on all sides for street purposes. The area is to be divided into 16 lots, measuring approximately 75' x 125'. MILES MOVED: LOVE AND HILL SECONDED: The hearing be opened. The motion carried unanimously. Henry Cokayne 1989 West Iliff asked if the Commission was giving any thought to the residents in the area that is presently zoned R-1-D? He stated he lived right across the street from this proposed subdivision, and was opposed to an Industrial Park. I I I
