I. CALL TO ORDER.
CITY OF ENGLEWOOD PLANNING AND ZONING COMMISSION
March 7, 1963
The regular meeting of the Englewood Planning and Zoning Commission was called to order at
8:05 P.M. by Chairman Rice
Members present: Hill ; Kreiling; Miles; Pershing; Rice
Romans, Ex-officio
Members absent: Love
Also present: Assistant Director Hess
II. APPROVAL OF MINUTES.
Miles moved:
Kreiling seconded: The minutes of February 7, 1963 be approved as presented.
The motion carried unanimously.
III. COMPREHENSIVE ZONING ORDINANCE CASE #30-62I
Chairman Rice discussed the proposed Comprehensive Zoning Ordinance. Minor changes were
pointed out, and members were referred to an outline setting forth these changes in their
proper sequence.
An overlay of the proposed Comprehensive Zoning Map was presented for consideration. Dis-
cussion ensued. Areas under further discussion were (1) east of Clarkson to Lafayette on
both sides of Hampden; and (2) west of Broadway from Hampden to Kenyon. There is on file a
rezoning request from R-1-D to R-3-B in this second area. A preliminary Land Use study map
was explained by Mr. Hess. Mr. Carr, representing the applicant, was present and discussed
the proposed rezoning with the Commission. No decision was reached, and it was agreed to
continue discussion at such time as the Land Use study is completed.
Mr . Rice stated a Public Hearing date should be set for the Comprehensive Zoning Ordinance
and Map. The date o f May 23, 1963 was suggested to enable the staff to get the Ordinance
prepared and the publisher to get it set for the newspaper.
Kreiling moved:
Miles seconded: The date of May 23, 1963 be set for the Public Hearing on the Comprehensive
Zoning Ordinance and Map.
The motion carried unanimously.
Mr. Hill was excused from the meeting.
Land Use maps of three industrial areas west of Santa Fe were displayed and explained by
Mr. Hess. It was agreed to eliminate commercial zoning along Santa Fe as motels and mobile
home parks are included in the proposed I-1 Zone District as a Conditional Use. This would
also eliminate the problem of properties in a single ownership being divided by two different
zone classifications, inasmuch as it was the decision of the Commission that the zone boundary
lines of the proposed I-1 and I-2 districts would follow .property lines.
Mr.Pershing was excused from the meeting.
The proposed zoning in the area on Santa Fe at Union was discussed. It was agreed the proposed
zoning should follow the topography of the area as closely as practical. Further discussion
followed. The strip of heavy industrial zoning along West Union Avenue was studied, and it
was felt that the strip zone did not serve any given purpose, and that the zoning on West
Union should breat at the center line of the street , conforming with the zone classifications
on either side.
The meeting was adjourned at 11:15 P.M.

Inasmuch as a quorum was not present, the Public Hearing on the Auto Wrecking Yard and Junk
Yard Ordinance was continued until April 4th, 1963.
Meeting recessed until April 4, 1963.
