Love moved:
Kreiling seconded: The R-3-B areas as indicated on the Map be approved with the exception
of the area at 105 West Jefferson and the vacant area at the northeast
corner of West Jefferson and South Acoma.
AYES: Kreiling ; Love; Miles; Touchton; Rice
Mr. Hill stated he was in favor of the R-3-B as indicated in every area but the area south
of Hampden between Cherokee and Elati and would vote "no" for that area.
The motion carried.
Kreiling moved:
Love seconded: The meeting be recessed to Monday, June 10, at 7:30 p.m. at 3000 South
Bannock.
The motion carried unanimously, and the meeting was declared recessed at 11:30 p.m.

I. CALL TO ORDER:
The reconvened session of the Englewood Planning Commission was called to order by Chairman
Rice at 8:15 p.m.
Members present: Hill; Kreiling; Love; Miles ; Touchton; Rice
Romans , Ex-officio
Members absent: None
Also present: City Attorney Esch

II. COMPREHENSIVE ZONING ORDINANCE AND MAP:
Chairman Rice stated the Commission had been in the process of considering the Zone District
application upon the Map at the time the regular meeting of June 5th was recessed. The
Chairman reviewed the Minutes of May 23rd and 28th regarding statements "for" and "against"
the zone classifications and their application on the Map.
The R-4 , B-1 , B-2, and B-3 Districts were reviewed by Mr. Rice and discussed by the Com-
mission members. Opposition to the B~3 District was reviewed. The I-1 and I-2 Districts
were then reviewed and discussed. Opposition to the change of zoning of Block 77 , Evans
Park Estates to I-1 from R-1-D was discussed. It was pointed out this block is presently
adjoined on three sides by heavy industrial zoning, and the area is proposed for light
industrial zoning.
The entire northwest section of Englewood was discussed. It was felt that development would
prog ress more now that the sewer lines were being installed. It was suggested that the pro-
posed bridge at Dartmouth and Platte River would help the area develop still more. The
decision of the Commission was to recommend that Block 77 , Evans Park Estates, be zoned I-1,
Light Industrial, as proposed.
The I-2 Industrial District was discussed. No objections were cited. Brief discussion
followed.
Mr. Kreiling offered the following motion:
"In light of the trends of zoning in various areas; on the basis of the background of work
that has been done to bring the proposed Comprehensive Zoning Ordinance into conformance with
the Charter of the City of Englewood; and after considering testimony, both pro and con,
which was brought out at the Public Hearing; I move that the City Planning and Zoning Com-
mission recommend the proposed Comprehensive Zoning Ordinance , as amended , to the City Council
for its favorable consideration ."
Mr. Love seconded the motion.
Upon the call of the role:
AYES: Kreiling, Love , Miles, Touchton, Rice.
Mr. Hill said he wished to state that, while he was in favor of the proposed Ordinance and
Map, he felt nothing had been presented to change his views on zoning of the KLZ site, and
would , therefore, vote "no" on that section of the Map.
The motion carried.
III. NEXT MEETING DATE:
The next meeting date for the Commission was discussed, inasmuch as the Colorado Municipal
League Conference is being held at the time the next regular meeting of the Commission is
scheduled. The Commission felt June 20th should remain the next regular meeting date , and
should a quorum not be present, the meeting be continued to another date.
Kreiling moved:
Love seconded: The meeting be adjourned.
The motion carried unanimously, and the meeting was declared adJ·ourned t 8 a :45 P .M.

MEMORANDUM TO THE ENGLEWOOD CITY COUNCIL REGARDING ACTION OR RECOMMENDATION OF THE CITY
PLANNING AND ZONING COMMISSION.
DATE: June 10, 1963
SUBJECT: Comprehensive Zoning Ordinance and Map.
RECOMMENDATION:
Kreiling Moved: In light of the trends of zoning in various areas; on the basis of the
background of work that has been done to bring the proposed Comprehensive
Zoning Ordinance into conformance with the Charter of the City o f
Englewood ; and after considering testimony, both pro and con, which was
brought out at the Public Hearing; I move that the City Planning and
Zoning Commission recommend the proposed Comprehensive Zoning Ordinance
as amended, to the City Council for its favorable consideration.
Mr. Love seconded the motion.

CITY OF ENGLEWOOD PLANNING AND ZONING COMMISSION
JULY 11, 1963
The meeting was called to order at 8:10 p.m. by Chairman Rice.
Members present: Carlson; Miles; Touchton; Rice
Romans , Ex-officio
Members absent: Hill; Love
Mr. Carlson, appointed to the Commission to fill Mr. Kreiling's term, was introduced, and
welcomed to the Commission.
II. APPROVAL OF MINUTES.
Miles moved:
Touchton seconded: The minutes of June 5, 1963, and June 20, 1963, be approved as presented.
The motion carried unanimously.
III. ELECTION OF VICE-CHAIRMAN
Mr. Rice stated the election of a Vice-Chairman of the Commission was necessitated by Mr.
Kreiling's appointment to the City Council.
Mr. Miles nominated Mr. Touchton as Vice-Chairman.
